At first glance, it’s hard to believe: a crumbling home with boarded windows, overgrown gardens, and structural damage – selling for over £1 million.

But this isn’t fiction. It’s a growing reality in towns and cities across the UK, where abandoned properties, often left vacant for years, are hitting the market with eye-watering price tags.

So how do these uninhabitable homes end up worth so much? And what role does probate research play when the original owners have no known heirs?

At Finders International, we see the story behind the sale… and it’s often far more complex (and human) than the property listing suggests.

When No One Comes Forward

In many of these cases, the previous owner has passed away without leaving a Will, and with no next of kin known to step forward. Under the laws of intestacy, this leaves the estate, including the property, in limbo.

Unless rightful heirs can be found, these homes are eventually referred to the Bona Vacantia Division or sold on behalf of the Crown. In the meantime, the property sits vacant, exposed to the elements, and deteriorating over time.

And yet, due to location, rising property values, and limited housing supply, these same homes are attracting six- and seven-figure offers, particularly in gentrified or high-demand areas.

  • Emigration: Beneficiaries living abroad, unaware of their entitlement

Without early intervention, these homes often sit untouched, gradually falling into disrepair while ownership remains unresolved.

A Role for Local Authorities

Local councils are increasingly faced with the task of managing Public Health Act (PHA) funerals for individuals who die without family or funds. In these cases, the property may become part of the estate passed to the Crown, unless a family member or heir is identified.
